The Team at BPE, led by Partners Jo Bewley and Doug Armstrong, have advised Boultbee Brooks Real Estate on their sale of the newly refurbished Hyphen Building in Manchester.
Having acquired the two neighbouring buildings in 2017 (as part of a portfolio acquisition from M20 Property Group) Boultbee combined these into one and created “Hyphen”, a dynamic workspace offering business flexible leases for spaces ranging from 650-7,000 sq ft. The building boasts an onsite coffee shop and a state-of-the-art gym, as well as a large communal terrace with feature planting and seating which provides outdoor space for tenants in the heart of Manchester’s burgeoning business quarter.
Over the last few years Boultbee have, alongside that refurbishment, taken Hyphen to almost full occupancy, really maximising the lettable potential of the building. BPE have acted on the grants of all of those leases, and have acted for Boultbee Brooks for many years, and so were incredibly well placed to advise Boultbee on the sale of the multi-let building to Blue Coast Capital this year. Contracts were exchanged in August and successful completion took place at the end of September.
Zoe Wood, Asset Manager at Boultbee Brooks, said, “As usual, BPE excelled in getting this complicated transaction over the line for us, and we cannot recommend them highly enough”.
Commenting on the deal Doug said “It was brilliant to see how Boultbee took these buildings and transformed them into something so dynamic. And, as always, it was a real pleasure to advise Boutlbee on the sale of Hyphen to Blue Coast Capital”.
